LET ONLY SERVICE:    7% plus vat of the agreed annual rent.

( 8.4% Including VAT - payable on the outset of each fixed term )

 

 

Advising on a rental valuation
Marketing the property
Arranging for suitable tenant(s) to view the property
Advising on furnishing and related matters
Obtaining references
Negotiating the terms
Preparing a tenancy agreement
Taking a deposit and first month’s rent
Preparing a statement of account.

 

 

 

 

 

FULL MANAGEMENT 11% plus vat of the agreed annual rent

( 13.2% Including VAT - payable monthly )

 

 

Dealing With necessary repairs and estimates
Remitting bills on the Landlord’s behalf
Making inspections during the tenancy
Organising transfer of utilities and Council Tax (where applicable) into Tenant(s)  name(s)
Liaising with Landlords and reporting on all matters
Dealing with day to day correspondence with the Tenant(s)
Administering any maintenance contracts on the Landlord’s behalf
Arranging for annual Gas Safety Certificates
Negotiating Tenancy Renewals

 

 

 

 

EPC                                       £115 including VAT (Residentail)

Gas Safety Certificate      £120 including VAT

Electrical Certificate        £POA (depending size of property)

 

 

Please note: If a tenant is found for the property and the landlord approves the tenant and agrees to the rent, orally or in writing, and suitable references have been received and the landlord does not proceed then the full letting fee and all costs incurred in addition to the cost of tenant references which are £ 168 per applicant, is payable to the agent by the landlord within 7 days.
